I have been fortunate enough to work with an array of clientele. Through the years, my journey has enhanced my knowledge of real estate which has helped me grow both personally and professionally.
Buying and selling residential property across the UK (for investors and personal development)
I have sourced and purchased properties for both investors and myself. As an Estate agent and Private Landlord, finding residential property around the UK can be time consuming. I work closely with my investors to help them buy their first investment property or help expand their portfolio. With my team of experienced contractors, we can reconfigure any property to suit our clients’ requirements whether it be a rental investment or their family home.
My clientele ranges from first time buyers, investors, large private landlords as well as high net worth individuals.
Properties purchased vary from a 3-bedroom terraced house priced at £65,000 at auction to helping a client complete a sale of an off-market block of apartments priced at £35 million in Central London.
Property Development and Construction
I work closely with my team of regulated builders, NIC EIC and GAS safe regulated contractors.
Our team can carry out a design and re-fit of a simple kitchen to a full-scale construction project up to 7,500 Sq Ft.
I personally oversee each project through to completion.
Property Management / Portfolio Management
Property management and Portfolio Management is one of the key elements to my business. During my 20 years’ experience I have been fortunate enough to successfully manage 250 residential units single-handedly. My services included marketing, letting, managing, collecting rent, and dealing with the day to day running of the portfolio.
The portfolio I managed ranged from studio flats up to a 7-bedroom HMO multi-let property.
HMO Licencing (Additional and Mandatory Licensing)
HMO (Housing of multiple Occupancy) is a popular rental strategy due to the high monthly cashflow it generates. Buying or converting any HMO property requires adequate due diligence, careful planning, and design. There are various legal requirements and Health & Safety regulations which need to be met. I have applied for over 145 HMO applications for my clients with different Councils all of which have been successful.
Student Rentals
Having spent close to 12 years in the heart of Camden Town, NW1. 75% of the properties I managed were all rented privately to students from UCL, LSE, SOAS, RVC and Kings College London.
Over a 5-year term I managed 82 residential properties in the borough of Camden. I successfully achieved 97% back-to-back occupancy whilst the remaining 3% had a void period of a maximum of 5 days.
Legal and Compliance
Being compliant is the most important factor to any successful business. I believe, keeping up to date with health and safety regulations and attending regular training allows me to confidently advise my clients to ensure their portfolios and tenants are safe and protected.
